The Northern Nevada industrial market is starting to show some positive movement, but property owners still need to pay attention to what is happening around them. At the end of the second quarter of 2026, industrial vacancy fell to 11.5%, down from 12.5% the quarter before, while the market recorded about 2.04 million square feet of positive net absorption. Asking rents also remained fairly stable at around $0.80 per square foot per month. At the same time, new construction has slowed considerably, which could help the market work through some of the available space that has been added over the last few years.

One of the biggest things owners should continue watching is interest rates. On September 16, the Federal Reserve raised its target federal funds rate by 0.25% to a range of 3.75% to 4.00%, showing that rates can still move in either direction depending on inflation and the overall economy. Longer-term rates also remain elevated, with the 10-year Treasury reaching 5.11% on September 23. For an industrial owner, this matters because the cost of financing can affect refinancing decisions, buyer purchasing power, and ultimately what investors are willing to pay for a property.

Owners do not necessarily need to sell or refinance just because the market is changing, but they should know where they stand before they are forced to make a decision. I think owners should understand when their current loan matures, what their property could realistically sell or lease for today, when their tenants’ leases expire, and what major property expenses could be coming up. Waiting until a loan maturity, vacancy, or unexpected expense happens can limit your options. Having those numbers ready ahead of time gives you more control over the decision instead of reacting to the market at the last minute.

Northern Nevada industrial is not one single market either. A small industrial building in Sparks can perform very differently than a larger warehouse or a property in Carson City, Dayton, or Mound House.
