What Industrial Property Owners Should Know About Their Market

One thing I have learned working in commercial real estate is that two industrial properties can look very similar but perform completely differently. Things like location, building size, yard space, power, roll-up doors, lease structure, and overall demand can all have a big impact on value. A lot of the time, property owners know their building extremely well, but they may not know exactly how it compares to the rest of the market. That is where having good information becomes important.

I work in commercial real estate with a focus on industrial properties in Northern Nevada. A lot of my day is spent calling owners, researching properties, looking at sales and lease comps, and trying to understand what is actually happening in the market. The more I have done this, the more I have realized that most owners are not just asking, “What is my property worth?” They also want to know if they should hold, sell, lease, improve the property, or just understand where they currently stand.

That is what I want this blog to focus on. I want to talk about the Northern Nevada industrial market, recent sales, leasing activity, property values, and questions that I hear from owners all the time. I also want to make the information simple and easy to understand instead of overcomplicating everything. Reno, Sparks, Carson City, Mound House, Dayton, and the surrounding markets can all act differently, so I think there is value in talking about what is happening on a more local level.

My goal is to give property owners useful information that can help them make better decisions. Not every owner is looking to sell, and not every conversation needs to lead to a deal. Sometimes just knowing what is going on around your property can be valuable. If I can make this blog a place where owners can learn something useful and better understand their property, then I think I am doing what I want to do with it.
